Riots greet French government’s labor reform

Student protests against the French Prime Minister Dominique de Villepin job reform plan to give employers the right to dismiss young employees within the initial two years of their employment turned increasingly violent over the last two weeks.

The controversial program called the CPE, “First Job Contract”, is to encourage employers to hire people under the age of 26. The French government claims that this process is necessary to reduce the unemployment rates of young people, which is pegged as high as 23% (this rate is the quotient of the number of people under 26 deemed to seek employment over the total of those employed and deemed to seek employment, which excludes the large proportion of students in that population). However, student protestors and trade unions say that the legislation infringes on workers’ rights, and opinion polls show that some two-thirds of the population want the CPE either modified or dropped altogether.

The CPE allows employers to hire people age 26 and younger on a contract for up to two years which may be terminated at any time without explanation. While supporters of the law say that it will make younger people more attractive for employers, opponents say it makes it harder for young people to find long-term employment as there is no incentive for employers to offer any other form of contract.

Labour unions and student organisers are calling for a national strike on Tuesday, the fifth strike in the past two weeks.

The French labor laws are claimed to be among those protecting employees the most in Europe; they prevent employers from trimming their workforces without paying substantial severance packages. Prime Minister de Villepin’s claims to intend to reduce youth unemployment by focusing on attracting modern industries relying on higher employee turnover and more flexible employment arrangements.

The current program is similar to the CNE ordinance the Prime Minister issued last summer for small businesses in France.

CPE was adopted under an exceptional “fast-track” procedure allowing the executive to pass legislation through Parliament without Parliament having to approve it, known as “49-3” following from the number of the relevant article in the French Constitution. This procedure is normally reserved for important but controversial texts considered a crucial and urgent element of the policies of the Prime Minister. Once 49-3 is declared, the law is considered adopted by Parliament unless the National Assembly votes a motion of censure, which terminates the Prime Minister and his cabinet’s term. Following standard practice when 49-3 is used, a motion of censure was proposed by the opposition, then voted down by the Assembly (in which the ruling UMP party has a majority).

Semi truck crashes into viaduct in Buffalo, New York

Buffalo, New York — According to police in Buffalo, New York, no one was injured after a semi-trailer truck carrying paper from Ontario, Canada hit a railroad viaduct, tearing the truck in half.

At approximately 11:00 p.m. EDT (UTC-4) on April 21, an unidentified man driving the truck westbound on Walden Avenue between Wasmuth and Roetzer streets hit the viaduct which tore his truck in half sending debris and cargo over most of the road.

Police describe the truck’s cabin as a “can of sardines.”

“He made it all the way through, but his truck looks like a can of sardines,” said officers on police radio communications who were on scene.

The driver was given a traffic citation and admits he did not notice signs posted along Walden which state the bridge’s clearance.

The street and the viaduct remained closed into the early morning hours of Tuesday April 22. According to Don Poleto of the city’s Public Works office, the bridge was not damaged.

New Zealand dog saves five children; receives international attention

A small, “nicely trained” Jack Russell Terrier gave his life to help save a group of five children from two aggressive pitbulls last Sunday in Manaia, Taranaki, New Zealand.

The dog named George is being described as a hero, gathering a huge amount of international media interest in the process.

The dog suffered massive injuries that the vet had never seen to that extent before, which resulted in 69-year-old Alan Gay, the dog’s owner, allowing George to be put down. He now regrets this decision.

The two pitbulls rushed at the group of children that George was following to the dairy, including a four-year-old. George then started barking loudly at the pair of dogs, and put himself between the dogs and the children. Mr Gay told Fox News, “If it wasn’t for George, those kids would have copped it.”

Despite having received offers of new dogs, Mr Gay has said that he will wait a while before getting another Jack Russell Terrier, as he is afraid it could happen again.

It is also believed that the two attacking dogs, which have been destroyed, were bred to be aggressive, including being fed the drug methamphetamine, commonly referred to as “P” in New Zealand.

Mr Gay has said that Manaia has had a problem with stray dogs before, but he never expected that George would become a victim.

One story ran in USA Today, which prompted over 120 comments, and one reader to personally call Alan Gay expressing their condolences.

Responding to the huge amount of media interest, Mr Gay said, “This really surprises me, and it’s marvellous. I never expected this … I’m surprised it got around the world as it did.” He says he has been getting a huge amount of phone calls from the media and the public. “The phone has been going since about half past seven this morning. Every time I hang up it rings again. It’s worn out; I might have to get a new one.”

How To Overcome Marketing challenges For The Real Estate Agent And Investor

Becoming successful marketer is not an easy job, specially if you are new to the game. You will face many challenges until you find the right marketing formula that works best for you.

In marketing, you will face many hurdles and you will run campaigns that pull disappointing response if any at all. When that happens, and it will, you should evaluate the three cornerstones of marketing and adjust your next campaign accordingly.

Let us look at some common challenges Agents and Investors face.

“I do not know where to start”

This is probably the most common challenge Real Estate Investors and Real Estate Realtors face. It is not isolated to the Real Estate Industry, every business in every industry has the same challenge.

You should start by deciding who are you going to target. This is the most important piece of information you need, without it the campaign will fail.

It is obvious that we are looking for either buyers or sellers. Lets take the sellers as an example. You will minimize your marketing costs if you know who wants to sell and you only market to them.

Expired Listings: The challenge with expired listings is to find out what was the problem and why it did not sell, then solve that problem.

For Sale By Owner (FSBO): Majority of FSBOs end up getting listed. You need to establish yourself with them early in the game and stay in contact with them till the house sells, or they list it.

For Rent By Owner (FRBO): There are many who think they can make money by renting their house, or because their listing expired and they are trying to avoid making second mortgage payment. If the house does not rent, they might be motivated to sell.

Notice of Default (NOD): Also known as Preforeclosure. It is a list of people who have received a notice of pending foreclosure and they need to bring the balance current, give the house back to the bank, or sell.

Another form of marketing is by doing a campaign based on georaphic location. This is known as the shotgun approach where you pick a geographic location and market to it. To maximize your marketing, you need to set specific parameters. House Size, House Price Range, Location, Years Living In The House.

Pick one or more of the above, and market to them. But you have to be patient and consistent to see the results.

“I do not know what to say in my sales letter”

Once you decide on one or more marketing lists, you need to design a marketing message specific to each list. If you are not used to writing sales letters, it might be a little intimidating at first, but it is not difficult to overcome.

One quick way to write a good sales letter, is to start by writing down what a prospect from each of this list is looking for service wise, what might they be concerned about, and why should they do business with you.Then for each item you list, write your answer to each of these points.

Make sure to highlight the benefits of working with you. They should feel that you are the solution they are looking for so compelled to contact you immediately.

Revise it over and over until you have a sales letter. Then move to the second and third and so on.

“I am afraid to spend all my money and not get a deal”

The only way to overcome monetary concerns is to budget and work within this budget. Do controlled tests and watch the response. Once you have a monthly budget, work backward to establish how many mailing pieces you can mail a month.

The key is to test a message or marketing campaign though. The more targeted you get, and the better the sales letter gets, the higher the response will be. And it goes without saying, the more you mail, the higher the chances of a response.

There is no guarantee that you will get a return on every mail you send. It is numbers game. As you get more experienced and start noticing patterns in response, you will feel much better about mailing and will know how to do very successful campaigns and predict the response.

A general rule of thumb, and this highly depends on who you target, how convincing you are, and how you target them, you should estimate between 0.5% to 3% response rate. If your responses are not within this range, then you need to tweak your campaign.

“I do not know what to send them”

What you send them will highly depend on your marketing budget and how organized you are.

The quickest upfront setup would be to send out letters and use mail merge to personalize the letters. You can do it on demand from home. The challenge with using letters is the time it takes to stuff envelopes and address them.

You could do it yourself, or if you are too busy making deals, hire someone to do it. If you hire someone, pay them per envelope and not per hour. However, you should start by doing it yourself to know what is involved and to save money.

Another effective alternative is to use post cards. You should design a good post card that adheres to the same concepts you use in your sales letters. Dont just make the post card and over sized business card with nifty graphics of a house Prospects are not interested in pretty pictures, they want to sell!

If you have some graphics experience, you can design your own or hire someone to design them for you. I like to design my own post cards because I can constantly tweak them. I use photoshop to do so, but that is a personal preference.

Usually companies online are cheaper than local print shops. They also have templates you can use. If you go this route, order a small amount. Do not go with the large quantity for the discount per postcard before you test the response.

Shell quits Irish fuel retail market

Oil giant Shell has sold all its retail and distribution operations in Ireland to a distribution and logistics firm called Topaz. The businesses, which are believed to have an annual turnover of over €1bn, include 35 local distribution depots, 6 oil importation facilities, 55 retail service stations and the supply of fuel to 105 independent service stations throughout Ireland.

Shell is retaining its interest in the Corrib Gas field in County Mayo which it is currently developing. Shell has been known for some time to be anxious to exit the increasingly competitive Irish market. Since the arrivial of Tesco to the petrol retail market last year, a price war has raged in parts of the country. Althought Tesco only operates a limited number of stations in the republic, it has expressed a desire to expand throughout the country.

Ion Equity are the consortium behind the takeover which according to the Irish Independent is valued at over €100m. The business will be headed by former Emo Oil managing director Danny Murray.

‘Piano Man’ speaks and is identified, returns home to Germany

The man known as just the ‘Piano Man‘ has left the hospital where he was staying and has returned home to his native Germany. He has finally spoken after four months of silence.

It turns out, according to British tabloid The Daily Mirror, that the man, aged 20, was from Germany but after losing his job in Paris, traveled to the UK through the Channel Tunnel. He was going to commit suicide when he was found by police on a Kent beach.

He refused to talk to authorities due to his distressed state. It appears that he had formerly worked with mental patients and copied what he saw from them to fool the doctors. Also according to the Mirror, the man was only able to tap the same piano key repeatedly, but hospital officials refute this. However, all of this information came from a single, unidentified source.

The man was found soaking wet on a beach in Kent in an expensive-looking suit from which all the labels had been removed.

Some people believed he was suffering from post-traumatic stress disorder or that he was an autistic savant. Some also believed he was a Canadian eccentric, a French busker, a student from Norway, or Czech concert pianist Tomáš Strnad.
